Client Problem

Located between Thompsons Road and Hardy’s Road in Clyde North how does one masterplanned community stand out and attract buyers when there are a multitude of alternatives to choose from? This is the challenge facing developers in these fast-growing outlying growth corridors.

Amenity to community facilities and conveniences are a major advantage when trying to convince a buyer that this 400 M2 is far better than an identical 400 M2 block in the next estate.

Developments must have Playgrounds and Public Active Open Space, and to be truly convenient they must include a public washroom.

We want to encourage our children to play outdoors and to stimulate their senses with creative and adventurous spaces, however, its not very convenient when you’ve just made the trek down to the park, with the baby in a pram and toddler on a scooter and you hear the desperate pleas that if ignored, can create an unpleasant situation.

Specifications

The team at Tract have worked with STELLAR Washrooms to customize a standard S1020 Layout which includes and a Unisex Accessible Toilet and a Unisex Ambulant Toilet. The Building is clad with oiled Blackbutt Class 1 Durability Hardwood. The design meets the City of Casey standards for fitout and finish which is important to the council for ease of maintenance and replacement parts.

Stakeholders

Stellar assisted Tract Consulkting during the pre-tender design phase, and then coordinated construction alongside Bild Landscapes who were the head contractor on site.

Challenges

Even though we are placing a relatively small building on a large parcel of land, there are many important factors that must be considered. Accessibility is critical and maintaining compliant paths of travel to the building, while ensuring that the orientation best suits the space.

Result

The results include a high end quality building with quality fittings that will be easy and cost effective for the City of Casey to Maintain.

For the head contractor, having the building assembled off siter and shipped to site 90% Complete was a great advantage.

It means there are fewer challenges with coordination of site activities, fewer potential for delays and less to worry about when it comes to the end of the defects liability period.
